Before you buy a berth: seven things to check

Before you buy a berth: seven things to check

A berth is a property purchase with rules of its own. Settle these questions before you sign, not after.

  1. What exactly is for sale? A strata title, a lease or a licence each carry different rights. Confirm the remaining term, any renewal options and whether the marina operator must approve the transfer.
  2. Will your boat fit? Check length, beam and draught against the berth dimensions and the depth at low tide. Allow for the boat you may own in five years, not only the one you have now.
  3. What does it cost to hold? Ask for the current schedule of annual fees, levies, power and water, and how those charges have moved in recent years.
  4. What do the marina rules allow? Rules can cover liveaboard use, commercial use, maintenance on the berth and minimum insurance. Read them in full.
  5. Can you let it out? Some marinas permit an owner to sublet or sub-licence a berth when it is not in use. Others restrict it. If rental income matters to you, confirm the position in writing.
  6. How does transfer work? Find out what the operator requires, any transfer fee, and the documents needed. Engage a solicitor early.
  7. What have similar berths sold for? Recent sales of comparable berths in the same marina are the best test of an asking price. Ask for them before you make an offer.
